Property Rental & Management in Baden Baden
What are the Running Costs for a Property in Germany?
Firstly, there is property tax - this is different from town to town but generally not expensive, (between 150 Euro and 300 Euro usually for an apartment per year. It is a bit more for a single-house; it depends on the size of the property ground).
For apartments there is a mandatory maintenance reserve fund when owning as part of a community. It is usually about 0.75 to 1.5 Euro per square meter living area per month.
Refuse pickup, water, common house electricity, housekeeping, maintenance of the heating system etc. are additional costs which add up to about €0.5 to 2 Euros per square meter per month. If the property is rented on a long term basis all of these have to be paid by the tenant.
Even the property taxes are normally refunded by the tenant to the owner or are made part of the normal utilities prepayments.
Who takes care of the property when I am not in Germany?.gif)
Most properties owned by a foreign resident are given to a property management company to manage.
This is standard practice, even for Germans living in the same city. In fact, it is mandatory when the property is part of an apartment building.
The cost for property management is between €25 and € 35 Euros per month for an apartment. Rental management deals purely with a tenant and is separate from general house management and maintenance which can be transferred to your agents for a fee that is agreed upon by both parties.
